Waste rules in management and renovation

Property managers and owners face waste rules during renovation, tenant changes and demolition. For buildings from before 1994 an asbestos survey is mandatory before demolition or major renovation. Renovation and clearance waste must be removed separately, and as the client you want that demonstrably done right. IAM organises the routes and supplies the documentation for your file.

Asbestos survey

Before demolition or major renovation of pre-1994 buildings, a survey by a certified agency is mandatory.

Separated renovation waste

Wood, rubble, metals, plasterboard and hazardous waste from renovations are removed separately for maximum recycling and lower costs.

File for clients

Consignment notes and processing certificates prove correct removal — important for owners’ associations, investors and municipalities.

For managers we use a fixed method per building: clarity upfront about the expected streams, separated containers and packaging during the work, and afterwards a complete file with consignment notes and processing certificates. That lets you demonstrate to owner, association or municipality that removal was correct and sustainable — for one building or a whole portfolio.

Frequently asked questions

Which waste does IAM collect during renovation?

From clearance and bulky waste to asbestos, fluorescent tubes, paint residues, wood, metals and rubble — separated where possible for high-grade recycling.

Does IAM handle asbestos in buildings?

Yes. Asbestos and hazardous materials are disposed of certified, with the right packaging, permits and accompaniment documentation.

Can IAM manage waste across a property portfolio?

Yes. For multiple properties we arrange collection and reporting through a single point of contact, tailored to your locations and planning.

Does IAM place containers on site?

Yes. We supply suitable containers per stream and align placement, exchange and collection with your renovation or clearance schedule.

Is an asbestos survey always mandatory?

For demolition or major renovation of buildings built before 1994, yes. The survey determines whether and how certified removal is needed.

Does IAM also handle clearances?

We organise the complete removal and processing of clearance and tenant-change waste through our network — including reuse where possible.

Can this be arranged for an entire portfolio?

Yes. For managers with multiple buildings we use one framework agreement, one contact and consolidated reporting per building or portfolio.

What happens to usable items from clearances?

Where possible, usable materials and contents get a second life through reuse channels; the rest is removed separately for recycling.

How quickly can a clearance or renovation removal start?

After a short intake — on site or based on photos and floor plans — we schedule containers, packaging and certified partners where needed. For tenant changes and urgent clearances we act at short notice by arrangement, and for portfolios we reserve fixed capacity so lead times stay predictable.
